Handshakes don't protect people from losing a lot of money. This isn't Mayberry. If you have not taken delivery and funds have not been delivered to the dealer and the paperwork filed, the deal is not done. There needs to be an exchange of money for ownership, which includes title work etc. If this isn't done, the deal is still on the table. You can tell your lender to hold funds and they will. I had to do this same thing when we bought our first MH, found out the dealer was shady so I pulled the plug. Dealer tried to hold my deposit until I contacted the State's attorney general. They gave me back my money and a few days later and I bought from another dealer.
