advice needed on cleaning rubber slide-out seals

While washing our camper today we have noticed what appears to be "mold" spots/areas on the seals on top of the slide-outs. We have noticed it in past years and were able to clean it somewhat at thos...

Rubber in slide seals is just like the rubber in tires, in the fact that it rots and crumbles. Every 5-6 years, it is good to completely replace them if at all possible.
