We live in our 40' Phaeton, but we also have a 22 1/2' B+ we bought to take a trip to Alaska and we decided to keep her.
I LOVE the little one. It is perfect for touring, stopping and looking, shopping, etc. Make sure she makes note of the sleeping arrangements. Ours doesn't have a bed down, we have to use the dinette and sofa together. Not what we wanted, but with some modifications, we made it work.
Ours has a full 3-piece bath and decent kitchen areas, but one a couple feet longer with a bed down would be perfect and would still be easy to drive and make touristy stops with.
Good luck to your niece and you!
