I don't think there's too many HOA's or Zoning Reg's would a guest for a day or two. If they were to be there for a month or more sure.
In most cases it's only a token amount to overnight, but there's some that are truly magnificent places at $100 a night and it's a) worth it, and b) to limit the visitors in terms of both time and numbers.

https://www.boondockerswelcome.com/Pretty interesting- I think I'd be interested in this, but boondocking is out of my capabilities (single battery/40' fifth wheel). Reading the site a little- it does look like "water/electric hookups offered" is something that is mentioned on some of the listings.
