Start advertising as soon as you get your permits with an expected opening date. I stopped advertising with the companies that run this site and and in their books 10 years ago. They tried to justify their expense prices because of the number of hits their websites got and the length of time people spent on them...like right now:S
Since you have to buy the property and unless you think there is another higher use for this location in 30+ years I would put the 3milion in the stock market. This is not an easy business and it will take years to even break even.
Some days my children will sell the RV park I built as a waterfront 80 unit condo project with grandfathered units and marina slips. That will makeup for the 10 years I had to feed it.
