I can't really tell you anything about purchasing land since I'll be looking for a small place myself. My dad owned 40 acres of wooded land he purchased around 1974. He passed away last year and the land was sold since my brother and I were not interested in keeping it ourselves. I myself am interested in something smaller about another hundred and twenty miles farther away for similar purposes and to maybe build a cottage for my retirement years as a home base when not traveling.
About 20 years ago I looked into having a pole, meter and maybe a well put in on my dad's place and decided not to. My dad and I would camp on the land using my trailer for a week at a time. I did check with the county to see if it was okay to put in a power pole and meter. I told them it was for a camper trailer that would not be kept permanently on the property and only towed up and used about 1 to 2 weeks at a time. I was also going to see about having a well put in. They looked up the property and said it was zoned for farming so it would not be a problem. I checked with the local power cooperative and told them the county said it was okay. Since there was no permanent house I was going to have to pay a few hundred dollars for the installation which included about 60 yards underground cable coming off the power line at the road. There would also be a minimum bill year round that was supposed to be around $20 per month whether we used power or not. Since I didn't really need a septic system, I ran a black rubber garden hose down hill to dump the grey water and would dump the black tank with the last couple days of grey water at my modified home cleanout. With the little amount that I would be using the property I continued to haul extra water and use a generator instead of paying for the installation plus a minimum cost of at least $240 per year plus the cost of a well.
