When I first got into the business, the general rule of thumb was a well run, quality RV park (not a run down dump, not a true resort) should have rates around 50 percent of the going rate for the local mid line hotels (Best Western, Holiday Inn Express etc). It is my experience that the percentage has decreased if anything. For example, the Best Western in Kalispell is quoting $170.00 a night for this weekend. The KOA in Whitefish, the closest KOA, is quoting $50.00 for a Deluxe Back in Site. That is less than 30 percent of the hotel rate.
I think a lot of hand wringing about rate comes from the impression that hotel rooms are $50.00 a night. Truth is, you seldom find a rate much less than $100.00 and often they are much higher. I my travels, I seldom see park rates that are out of touch with the other local lodging options.
