July of 19 we had complete new awning installed at dealership. Including arms. Total times extended perhaps 7! Total days extended 17. This looks to me like the fabric is shrinking and the tearing ...

I agree! Looks like it tore right where the screw goes through.
Do you use an awning tie down?
