What are ccrs?
Covenants, Codes, and Restrictions. They are rules put on the property deed by the developer to control the appearance of the residence and residents.
They can be very simple, as in "no trash, no junk vehicles, you must control the weeds, and you can't keep goats or pigs".
they can be very comprehensive, as in "any fence must be wood, not more than 6 feet high nor less than 4 feet; you can't plant cotton-wood trees, but you must plan at least 4 trees on each lot; you can't have any vehicle on the property that is rated at more than 8000 lbs. GVW or has dual wheels; no RV or boat parking; you can't paint your house unless the color is approved by the Architectural Committee; etc. When you purchase the property, you agree to abide by the CCRs. There is no way to avoid it.
Such CCRs can run to several pages of rules. The Home Owner's Association (HOA) is the group that enforces the CCRs.
"THEY" say that such things enhance property values. I do not agree. I recommend avoiding them if at all possible.
EDIT: Just thought I might add, I am an Amateur Radio Operator. Since there is no HOA, and the CCRs on my place are very minor (and without an HOA there is nobody to enforce them), and I am 5 miles outside the City Limits, I can put up any antenna system and/or tower that I can afford to buy or build!
That kind of freedom is priceless!
