We have a "resort" membership and part of the package is storage for about $200 a year. Other than 1 trip a year all our stays at the resort so it rather convenient.

Parking under a tree means the tree will shed its leaves, sap, etc.. on your roof. So I guess it will partly depend on the type of trees. I would not want to be under a pine tree dripping sap, needles and cones on my roof.
