Apparently you gave them a listing for a full year. That is an awfully long time to be stuck with a bad agent. I usually look for something much shorter, 120 to 180 days. Much less and you don't get much exposure before the listing goes away. Agents won't spend much time or money on a very short listing. Much longer and you get the languished listing. The agent loses interest. The brokerage loses interest and it just sits. There are many exceptions to this, however. In a hot hot market, shorter listing is fine. If the property is unique to the area, it might require a longer time to sell. Same as if it is a seasonal property. Most buyers want to buy those right before they can use it for the season, don't want to carry that first 9 months of it sitting empty. Also prices are highest on seasonal properties right before the season starts, so plan accordingly. (not that taking less money at the end of the season is a bad idea, you will have gotten that season's usage and won't have the carrying costs to the next peak). It's both and art and a science. I might suggest you have a friend or relative use your realtor to view a few homes. Have them describe a home similar in size and area to yours and have them view 3 or 4 (hopefully including yours). That will give you some insight into how effective your agent presents your home an what the competition is. If what they find is there are better buys than your home, you will need to make some decisions. If they find poor presentations, it's time to have a meeting with the agent. Maybe you both will agree to go your separate ways. Just be sure to get any cancellation agreement in writing, signed by the actual broker. (agents often cannot make decisions for the brokerage).
