Listing expiration date is the end of your contract, however if someone who has viewed the property during the listing period eventually purchases the property, the listing agent may still be entitled to a commission. READ YOUR CONTRACT. Everything you need to know is right there. You signed it. Did you read it? Unless you have upset someone with unreasonable demands, most brokers are willing to cancel a listing, if you are dissatisfied. However, it is a time sensitive contract, and they have no requirement to let you out of it. They realize that an upset seller is impossible to get to negotiate a sales agreement. Very few sales meet the listing agreement. (Price, days to closing, closing costs, financing, possesion, improvements/repairs, etc.)
