Good point. In the past we had rented out a 36' travel trailer. We had one family attempt to tow it with a GMC Yukon. They made two miles down the road before returning. I learned a lesson from that and only rented to folks with 3/4 ton pickups.
The fifth wheel weighs in just under 16k pounds. So, you're right, very few folks would have the proper equipment or experience to drive such a large rig. I would only deliver the trailer and not allow anyone to tow it except under rare circumstances.
The trailer is big enough that I could see doing long term rentals to construction sites or long term "cabin" rentals.
