Something else you need to think of is what are the county regulations? Here in northern WI, the county is in a big fight with short term, long term landlords and neighbors if it will continue to allow the AirBnB rentals.
Insurance is another big one as previously mentioned. Plus, I think I would be concerned about if after being instructed on the use of the toilet, would they forget to use plenty of water or do you want to deal with the dreaded poo pile.
Do you plan on a damage deposit, if yes, how much? Will your rental fee cover the cost of electric and propane?
