doesn't sound like you've looked at many TTs/5th wheels, cause what you want is very common.
when they say "sleeps 6, 10, 12", that doesn't mean another bedroom. that's very rare. it means that the sofas and dinettes make into beds.
you'll be overwhelmed at how many RV's out there fit your wish list.
as others aaid, you need to go out and visit numerous dealers.
we are newly retired and don't need a lot of extra sleeping space.
so, we plan to get a free standing dinette, instead of a booth and recliners instead of a sleeper sofa.
the floorplans we like, have only one sleeper sofa, in case we have someone spend the nite. other than our bed, there's no other sleeping space unless we put an airbed on the floor.
it's very easy to find what you want but you have to do the research.
try going to all the manufacturers' websites first and look thru the floorplans.
i will say that many 5th wheels will meet your list better than a TT.
