The only thing I will add regarding Florida is use one of those crime websites BEFORE you buy any property in Florida. Unless you know someone personally in Florida to assist you where not to buy you NEED to check each one out first for the crime level.
I spent a year looking for property in Florida. It is the most discombobulated real estate area I have ever seen. You can't tell just by looking if it's a neighborhood you want to live in or be safe in. The surrounding houses might look nice but the demographics will have changed dramatically.
Go here and plug in the address of property you are looking at.

All the icons depicting the type of crime are backed up by actual police reports so it is an actual view of what goes on in that neighborhood.
I was just 'shocked' when I used it to look at property I wanted to buy. Thank god I got the heads up from this website. Real estate agents per the law can NOT tell you.
