I was considering getting a boat that I could also use as a RV but to get head/shower/sink had to go 24 to 26 ft IIRC. the main "snag" was air conditioning. the boat ones were cooled by a water flush and I don't think that hated KOA would allow me to continuously pump water on the ground. the boat wouldn't need to be expandable,however.
don't know how a campground would accept a self contained boat RV however.
