My "guess" would be the same as a few people wrote. Too much weight behind the axles of the trailer. I bet your kitchen is loaded and the bedroom is not. Sounds the same as loading a piece of equipment too far back on a trailer and having it tongue light. Get up to 50 mph and hit a bump and the trailer is all over the place.
Even without sway bars you should not get the action you are talking about which lends me to it being a loading problem.
