Not to pick on Tennessee, but I said earlier if your vehicle taxes are low, it will be made up elsewhere -

If the property taxes on a $25,000.00 house is $800.00 that is quite high. In California that amount would be 1% of the $25,000.00 (of course there isn't a stick house in the state worth that little) and then it could only be raised 2% a year.
