Not ALL states recognize "or".
PA it is BOTH, not one or the other, it is considered "joint" property if BOTH names appear on the title. BOTH must sign at the same time in front a Notary. In PA a Notary does all the paperwork prep and sends the changes to PADOT for titles.
POA for spouse should work in all cases and sending Fedex to spouse to sign may or may not work depending on how your state handles the paperwork.
