I'm mostly a weekender who sometimes visits parks that have long-term residents.
My #1 turn-off is if they (the park models/mobile homes) have fenced yards with dogs in them. Most will "charge" us and our dogs while we're out walking them. And because of the situation, those pet owners have no incentive to manage the situation.
OTOH, the residents themselves tend to be working or retired and almost always keep to themselves (or offer a friendly wave).
CATV is OK, but to me not needed if there is good over-the-air reception of the traditional networks. If someone wants more, they can have a DISH or DirecTV setup (so don't do things that will impair visibility of those satellites)
I'd work to make sure you have LTE Coverage for both Verizon/ATT instead of offering WiFi. The distances and streaming issues will kill internet performance if you have less than a fiber connection in the park.
I'd also make arrangements with a local propane supplier to rent and service larger tanks for those that need them in the winter.
The only feature I haven't seen yet is a dedicated car washing spot if local laws still allow that sort of thing. That way it isn't happening in the individual spaces creating issues between neighbors.
