What do you want in a long term RV site?

Hello, I am the owner of a mobile home park that I am in the process of converting to an RV park. The previous owner had added a few RV lots but wasn't really focused on it. My place is well located, close to a lake and Walmart. My question to you is what do you want in an Rv lot? I am targeting those that want to stay for several months. One thought I have is adding covered lots. I would put up a metal carport to park under and maybe have it so you could park a car next to me the Rv as well. What would be a comfortable demension for this? What is important to you? I greatly appreciate your input.

  • A lot of long term travelers are working people so a laundry with laundry service is really nice when you are working 12 hrs a day. A level concrete pad, cable TV, easy access for big rigs.
  • Level site, good electric, clean & well kept.
    Plus, a real effort to have people clean up after their pets. Dog doo doo all over is a deal breaker.
  • 1.Some trees or flowering bushes between each site to give some privacy

  • Good power, cable TV, concrete level pad, and keep the park clean and trash free. I would forget the carport idea, two may different sizes of rigs. It would have to be at least 14 feet tall and ten wide but then have room for slide outs. Way to many problems.
  • everything darsben suggested. :) Strict rules on what is stashed outside the RV....I guess not WHAT, but how much. Sometimes if people stay for a length of time, they put everything outside and the park starts looking trashy.

    Add....picnic tables or tables and chairs.
    and one of those bbq things that are about 3 1/2 feet tall...where you can set your BBQ (so not to ruin the table)
  • Clean
    Well spaced lots.
    Nice concrete patio
    Segregated sites (animal no animal)
    GOOD electric
    pull through level site.
    Owner who will boot rowdies out right away instead of worrying about the money they might lose

    I will take care of the rest of my needs
