According to NADA Guides, a 2002 Hi-Lo at 22 feet has an average retail of $5,080 for the Bronze, Silver and Gold plan. The low retail value is $4,220 which is more in line with what this unit is worth. The repaired roof and walls would drive it more towards the lower end of the retail value.
I looked at the pictures, and it looks like there might be a crack in the shower pan where it meets the wall. The picture is not real clear, but it that is the case, it could mean more water damage. I'm also curious why the shower head is laying on the floor. Does it have a mounting location?
I would NOT pay $5K for this rig.
