The best way I've found to keep them away is to remove the nests as soon as they start building them. Eventually they get the point and leave.
At work I've had issues with them building nests under our awnings over the front windows. Corporate sent exterminators out numerous times trying netting, spikes, Hot Feet and even fake owls to no avail. I made a long pull with a hook and pulled nests out daily and finally after six months the birds are gone.
