Mobile (manufactured housing) require a special water heater. Yes you can install a mobile home water heater in a stick built house if it has a draft hood. You can not install a stick built (regular) gas water heater in a mobile home. Mobile home heaters are convertible from natural gas to propane (LP) and have a "sealed" combustion chamber. Meaning that some heaters require the combustion air be drawn in from some where other than the inside of the house.
I just installed a regular gas Water Heater in my mobile home, no problem. Just needed to make sure it fit and all the venting was working probably. It used to be the case that it had to be for a mobile home but not anymore. If fact you will be hard pressed to find a water heater for just a mobile home.
Sure it fits, but go and read the labels on it and you will find one that states that it is not to be installed in manufactured (mobile) housing.
