Caulking around roof vents and ac unit

My approach is "if it ain't broke don't fix it."

I check and if cracks have developed and they look significant, I apply dicor self leveling after cleaning the area.

Around the vents, use Eternabond tape, once. No more maintenance needed, aside from periodic inspections. My roof has been sealed tight for almost 10 years now. I've never done anything around my A/C. I can't reach that area anyhow.
