All the tips came in handy, it broke loose and I found disintegrated rubber, so bad I could not determine what shape it used to be. At the bottom of that rubber was a cone shaped brass washer, not certain what it was for other than to perhaps prevent the rubber from sliding down toward the seat. It was bent, so I could not use it again, but was able to drop an oversized conical shaped seat over the stem and still had room to secure it with the nut. Waiting for the freeze to end so I can flush the water system and check for leaks.
