I do like you described, checking every 3 years or so, for any problems. I grease bearings and adjust brakes as needed.

Yes, the double lip seals. When I bought my trailer used about 10 years ago, the first thing I did was to pull the wheels and repack the bearings. I went to AutoZone and, having never heard of double lip seals, bought regular ones, installed them, and then started using the EZ-Lube system. I had leaks. I learned about double lip seals, which I order from Dexter BTW, installed them, and have not had a problem since. I do not regularly repack the bearings.
I think EZ-Lube gets a bad rap because many continue to confuse them with Bearing Buddy's which are a whole different animal.
