Hot Water Tank.

Hello Everyone;
We own a 2008 30' Trail-Lite Travel Trailer. We have been traveling for the past 4 months & we seem to have developed a leak in our hot water heater. Actually it seems to be leaking from the overflow tap. Now we have never really noticed it till now as 90% of the places we have stayed at are dirt or gravel pads where I haven't really noticed anything. But where we are now we are on a concrete pad & we notice the water. So anyone any ideas please. Would replacing the water valve fix this problem?? Thank you & have a good day.

  • Water expands as it heats
Water can not be compressed........so pressure increases when it expands
    Air can be compressed
Air pocket in top of WH tank allows for expansion of water as it heats without increased pressure
Over time the air pocket can be adsorbed/lost.

As suggested.......need to establish air pocket.

    The mfg. recommended method:
    Turn off water supply
OPEN closet faucet hot side to relieve pressure
    OPEN PRV via lever
When water stops flowing out of PRV let it snap shut
    Turn on water supply
    CLOSE faucet
  • Hi,

Time to renew the air bubble at the top of the tank.

Turn it off, let it cool, drain it, and refill.

    "Water Heater Air Pocket
Shut off the water supply, open the relief valve until water stop coming out, close it, turn the water supply back on.
This will reestablish the air pocket in the water heater, giving the water some place to expand to when it is heated."
This is probably your best advice.Over time the "necessary" air pocket in the heater disappears and needs to be replenished - as above.
  • Beside the above good suggestions...the valves do fail and are easy to replace..homedepot, lowes.

    Also try this:

    Water Heater Air Pocket
Shut off the water supply, open the relief valve until water stop coming out, close it, turn the water supply back on.
This will reestablish the air pocket in the water heater, giving the water some place to expand to when it is heated.
  • First of all make sure the valve is completely closed. Open and close it to make sure no debris is coaught in it.

If it's an inconsistent small leak it may be slight overflow or condensation as the burner heats the tank to the maximum heat. This will happen from time to time depending on several conditions including altitude and outside humidity.

If it's a large leak then the valve may be going bad or the temp control on your burner is turned up too high.
  • You are dripping a small amount of water from the pressure relief valve on the outside of the tank? It should only drip as it approaches the shutoff temperature.

That is completely normal. It even says so in my Suburban Water Heater owner's manual.
