I had a crack develop in the corner of the frame of the external housing. The flange was sealed down tight, but the Dicor caulking bead that sealed the flange acted like a dike, the water was retained inside the "dike" and would leak down into the frame of the fan. It was hard to spot, and I sanded it down, cleaned with a solvent, and sealed with a fresh bead of Dicor.
