Try the same water heater at 45F input, like is found here in Oregon and in Washington state. That causes the water to come out of a tankless water heater lukewarm. . . Or you would need to lower the gallons per minute if the water is coming out warm, not warm enough for a good shower.

That's what I'm wondering. Does the water come out hot immediately or do you need to let it run a bit before you get truly hot water. Input/ambient temperature will have an effect.
