Water Heater barely warm water - NO bypass valve

Need some help. I have a Suburban water heater (gas only, near as I can tell). Rig is 2008 Weekend Warrior 25' (super light?). After WH is running for 20 minutes (or more) the water is detectabl...

With your water system under pressure, wait for the "fire" to shut off, then pop your water pressure relief valve on the water heater and let it spew. (careful not to spray yourself). Is it HOT or just warm. If hot, then water is mixing with cold somewhere in the plumbing. If it's lukewarm, then something is wrong with the heater.
