Around here roof solar adds value at time of sale forced or not. Time value of money, solar should add more than the install cost but replacement cost puts a lid on that.
At six years in I would expect to get more than 50% of the install cost back in the sale price. No lease, I own it so no issues except to highlight the feature of very low utility cost. Install included a 20 year transferable warranty (one time) on install and all components. 30 year performance warranty on the panels themselves. Yes production (and warranty) are expected to taper 10% to 20% over 30 years. Tile roof should last 50+ years.
I am sorry your situation does not work out that well. Still works for many people.
