Remember that you will need equipment to maintain a property that size. Tractors, mowers, plows, snowblower, chain saw, log splitter, ladders, lawn sweeper, leaf blower and hand tools are a few examples. I have a similar size property with a similar building like you propose. Trust me, the building will get real small, real quick. I think that the best formula is one where you determine the minimum size and then multiply by 2.5.
