With the description you gave, I'd suggest to buy that trailer. You like it and it probably has the same conditions of all TT's of that age. The observation that the owner took care of it (I can usually tell the reliability of a seller in the first minute) and he has done some mods speaks well of the seller and the trailer.
I'd also suggest to have a pressurized interior leak test done. It can be a DIY test. The pressure test will uncover even a pinhole leak and will tell you if there is a leak around the windows and doors. The test will add to your confidence that your new trailer is leak-free or the few points it uncovers, can be sealed.
