Thank all for the feedback! I'll definitely look closely at the structure. I was concerned the roof looked a little bowed too.
I'm definitely on a budget, so $8500 is out for me.
I live in AZ, but I live in Flagstaff so it's not too warm :p Also mostly using this for climbing, and the climbing is always better when the temps are low! More concerned about having a heater actually.
Sounds like I'll need to work on my negotiating skills! It's been posted a couple of times and for a little while now, so maybe they'll be open.
