EPDM roof question

Today I was looking at a 2006 American Spirit 27rks by Coachmen. As I was inspecting the rubber roof, I noted a couple spots near the edge where water pooled, allowing mildew to grow. I also saw several wrinkles in the rubber.
Are these normal or something to be concerned about?
I saw no evidence of tears, repairs, or sponginess under the puddles or wrinkles.

  • Thank you.
Never having had a rubber roof of any kind before, I was concerned about the wrinkles more than anything, since there is no adhesion where they are located, it seems the raised "tunnels" of rubber are very vulnerable to tears.
  • I agree. If stored outside AND the frig is keep OFF it is best to have one end and one side a couple inches higher to put a little pitch on the roof to reduce/stop the pooling. AC sag can cause water to pool against the gasket if there is no pitch with a flat roof RV.

Yes, that can happen, and the roof will still be solid and water tight. It is better not to have wrinkles or bubbles, but if everything else about the trailer is good than it should not be a deal breaker.

Having said that, check and double check for any leakage or water damage.
