Help purchasing OR 308bhs and found this on roof

If you can replace the roof for $5k and you think it's worth $25-30k, you can consider it...but it's a risk.

That video doesn't leave the warm and fuzzy that there isn't more problems below the surface...but maybe it's a minor fix once they open it up and you get a great deal.

It's a roll of the dice based on what I see.
