People are not factored onto the GVWR of a trailer, that is the towed GVWR not a parked GVWR.
Plan on 15% tongue weight, TT's are heavy on tongue weight when headed out. They might drop to 10% on the trip home, but you need to tow it both ways.
Plan on carrying more than you think, moving stuff around will get old and there are lots of small things you aren't thinking about.
