Even a laid metal roof or fiberglass shell will have some wear and tear over the years. Those two types shoulds be the most maintenance free, My aluminum roof took a lot of work to remove all the nasty sealants that had been used in efforts to stop leaks, After those were removed, vents and pipes got Eternabond tape and the top trim edge was also covered with Eternabond Webseal. Final choice was an elastomeric roof paint sprayed on the roof deck, That coating should last ten years. Ten year maintenance is not a gruesome schedule and if it's only applying new coats of elastomeric paint, it's a two hour job.
