Looks like dinette chairs sit on slide out with a few inches to spare.
Heat register......
When fold out bed is used so what if it sits over register. Fold out beds are NOT enclosed/solid bottom. Register will still flow air out under fold out bed and into rest of living room area.
Bed will not block register
Basement compartment.......
Install a siding tray
OR install another compartment door on street side......LINK
