We almost went for the X213 trailer when momabear was wanting to get some hard walls for a change. This trailer was perfect for the two of us and I did a lot of research on the X213 unit and even had really looked into how to modify the bunk area to become a OFFICE/RADIO ROOM/COMPUTER ROOM as additional bunks would not be needed.
If any grand kids came along they would use the pull-out beds and like you probably already found out kids would rather sleep in tents next to your trailer. One of my kids would rather throw a sleeping bag up on the outside table hehe...
This is how I was going to retrofit the X213 shown in dark blue in the floor plan photo


We are still running the roads in our OFF-RoAD POPUP and being a smaller footprint really has it advantages from getting excellent gas mileage to going just about anywhere your 4WD truck will go. With our present OFF-ROAD setup we can stay out off the power grid for around two weeks and still run all of the 120VAC items from an Inverter and the 12VDC items direct connected to the battery bank. Then we recharge the batteries each morning at 8AM when allowed using smart mode charging technology and only have to run the generator for three hours to get charged back up. Then we are good for the next day/night camping run off the batteries.
