Most EPDM roofs have an aluminum edge track that is fastened to the roof sheathing with screws. The screws are then covered by a plastic track insert. Known leak locations are underneath the aluminum track, through the fastener holes in the track, and underneath the aluminum track on the sidewalls.
FWIW, when I pulled all of the aluminum track off my rig, applied quality sealant underneath the roof membrane, between the siding and frame, between the siding and the track, between the track and roof, and over each screw, I still had a couple of small leaks. I then applied Eternabond tape over the aluminum track and just a fraction of an inch onto the roof. Since then, I have no roof leaks. If I was going to advise someone on sealing the joints mentioned, I'd say, "use the Eternabond" and skip the multiple tubes of sealant.
