If the asking price is well below the newer models you've been seeing, those few defects might not matter.
Awning fabric replacement can be a do-it-yourself project, by the way. Not that complicated, and the fabric can be had for three or four hundred dollars.
Also on that subject:
If the rip/tear is near the body of the trailer in the first "wrap" and the rest of it is still in good shape, you can remove the damaged section and reattach what's left. Costs nothing but time!
