We'll we ended up picking up the roo. Trailer in decent shape Roof and walls inside and out all good no evidence of any water issues ever.
Roof does need to be caulked tho but looking into enterabond tape or just use a self leveller on top of old caulk basically fill in the cracks. Opinions welcome
Other then that good to go
Awning little weathered but that's minor. For us
