No one has said this yet so I will. If you were trying to sell anything - trailer, car, boat, shoes, iPhone, gerbils - for months, the simple answer is YOU'RE ASKING TOO MUCH! Anything, everything, is only worth what someone is willing to pay. Not what you, the bank, or any "book" says it's worth.
