Price check, Open Range Roamer 310bhs, 2014

Going to look at a 2014 Roamer 310bhs. Was bought new in November of 14, it has 1 year of warranty remaining. Fully loaded with 2 ac units, 2 tvs and 1 fantastic fan. The unit is stored indoors and still smells new inside. What is a fair price for both parties? A new unit is 38,000 around our area.
