Look very closely at the ceiling, inside ceiling mounted cabinets, around windows, roof vents for signs of water intrusion. Stains, soft spots, other discolorizations. Make sure all appliances work as expected and the owner shows you how everything works. The pump should be accessible as it may need to be replaced from time to time, the tanks not so much.
Ask to get up on the roof and check the caulking as it may be time to redo. Also check for soft spots as you walk on it.
