Sounds to me like the leak is near the air conditioning unit. I suggest finding where it is leaking, and fixing that first. Then, there are many options to fix and dress up the ceiling inside.
Removal of the soft interior ceiling will easily reveal the black water-damaged area where the roof is leaking. Just be careful if you walk the roof. You dont need breaking through the roof deck if it has been compromized by water, too.
