OP: If tongue weight should be 10-15% of trailer weight that means that your RV should be between 3666 lbs and 5500 lbs fully loaded and probably less just to be safe. Asking for 4 small beds, a big bed, kitchen, bathroom, not a hybrid and not claustrophobic might not be possible.
